The Perfectionists Guide To Getting The Perfect Pool Enclosure or Screen Room

If you’ve contacted a contractor to start bringing your lanai and screen enclosure idea to life, you have quickly found out that there is more to your lanai structure then just, some metal and screen.  Each contractor has a different interpretation of your idea, along with different options.  Besides choosing an excellent contractor, the best way to get an ideal outcome, is by going in with a plan before you even get your first estimate!  Make sure all your T’s are crossed and I’s are dotted with the information below.

Zoning and Setbacks:  Just because you have an awesome idea for a lanai addition doesn’t mean you can build it.  Setbacks and zoning laws limit what can be built and where.  The first step is to email your local zoning office asking them what set backs and zoning ordinances apply to the structure you are considering on your property.

Dear Zoning Manager of my City/County,

I am considering building a ____________  (screen enclosure, screen enclosure with solid roof, pool, Carport) at _____________________ (your address).  What are the setbacks, and zoning requirements I need to consider for this type of structure?

Armed with that information, compare the proposed structure to your current property lines to make sure it will fit within the set backs.  If you can’t tell with 100% certainty that the structure will be within the setbacks, you will need to get a survey of the property.  I encourage getting a survey for nearly every project as property lines are never quite what they seem.  The neighbors fence, and your bushes are never the real property line.  Professional surveys often reveal a good surprise as to where your boundary actually is.

Permit/Hoa Approval:  Permits are always required and most

places require a survey.  If your property is part of an HOA,

Civic Association, or other private property organization, check with

them for requirements of screen enclosures.

 

 

Foundation: Your enclosure will need some type of concrete foundation.  Make sure to find out what pressure concrete is going to be used.  3000 PSI is common for patio decks.

Floor Finish: Standard concrete is grey.  Getting a nice finish such as a paint and texture, pavers, or concrete stamping is extra.

Structure: Decide the over all shape of your enclosure.  Sketch out a layout of your intended size and show that to the bidders.

Options: There are a few different types of screen and fastener options.  As expected, you get what you pay for.  If not specified you might get a lower price, with lower grade materials. I recommend Phifer 18/14 or Super Screen.  Blue-tap (nylo-tech and pro-tech) fasteners or stainless steel.

Once you have considered all the factors involved with getting a screen enclosure and know precisely what you can build and want to build, I recommend getting a ‘Professional Request For Proposal’ written up.  With that in hand, you will ensure that all of your bidders are on the same page and closer to delivering what you need.
